Just heard that their shiny new stand has No windows and no sprinkler system in case of fire.

How have they got a safety certificate?
Maybe just operating with a temp cert as per the stand?
I’ve never stayed in a hotel room with no window but I do know of one other hotel in Edinburgh that has rooms without windows.

The Britannia, on Belford Rd, has a couple of rooms with no windows. I think they just converted what had been some storage rooms downstairs, then put curtains on the wall.

It's all very 'Hearts'.

Britannia hotels are ****** everywhere, one of the worst run hotel chains in existence.

Their hotel has most rooms with no windows, and a few that look out toward the school which do have windows. Certainly not the most inspiring, imo.

As to the lack of sprinklers, I find that hard to believe - the hotel (any hotel) would be shut down without safety equipment required by law.

Its true about the sprinklers, they have went budget again but have worked around it

Fatty Peepee breeks Foulkes has been given a free room and if there was to be a fire he would be first responder to pull out his winkle and do a tinkle, its what big clubs do

I know it wasn’t intended as a hotel, but surely there would have been a sprinkler system installed when it was built, it’s only a few years old. Wasn’t the space initially intended for office or hospitality use?

Do you mean a sprinkler system in the bedrooms? That's not a requirement for hotels.

They would have had to have applied for planning permission to change the use class. They then would’ve required a building warrant and the regs are if it’s so many metres high, it needs sprinklers.

I had a property that required sprinklers, it was a listed building. The neighbour opposite did the exact same thing as me, 1 year later and didn’t require sprinklers.

Sprinklers cost me £20k. Go figure.

I’d be amazed if they didn’t have sprinklers in the hallways etc, don’t know if it would be required in the bedrooms

I suspect that the rooms without windows are for the punters that are so ashamed of staying there they don’t want people looking in and spotting them there……hope they’ve got quite a few of them!

It's fairly niche, but if you're looking for a romantic getaway with your sister where the rooms have no windows into which folk can peek in and catch you up to no good - all with minimal questions asked - then it's in absolutely the ideal place to capture loads of people who are into that sort of thing.

Fair play to our cheeky jambo chums for showing some uncharacteristic business acumen, I say.

Blood doesn't show on lots of dark colours, but you know our neighbours, they probably have a 'special relationship' with blood. Or the Scottish Cup. Or the First World War. Or Edinburgh City Council. Or Lithuanian Banks. Or the exhaust pipe of their Rover saloon when Moira's at the Women's Guild. Or their sisters.

It's very hard to keep up to be honest.

What they definitely have is a special relationship with delusions of grandeur combined with a large dollop of gullibility.

Why have windows when you can simply use a TV screen to provide views of the castle or the most atmospheric stadium in the world©️ or even just mix and match to whatever you’d like to see out a window?

You could do the same in trophy rooms - display images on screen of say the League Championship Trophy from ‘86 or the League Cup Trophy from 2014 for example.

Who actually are the mugs here?

I think I can truthfully say that fact based non comical deliberation of Heart of Midlothian developments on a reasoned and balanced basis is not my prime reason for using .net.

Having no windows is unfortunately a fairly common thing. A word of warning to anyone travelling in Europe (or London)!

At only 25 beds they are going to have to upsell to remarkable levels to make any real money. That's if they manage to turn a profit at all. Looks like a costly vanity project to me.

The whole enterprise looks so bang average you’d need closer to 100 rooms to make it worthwhile.

The windowless, fuggy, inside rooms WILL get complaints… I think most customers wouldn’t even think to ask if their hotel room has a window ffs, and the website doesn’t make it obvious.

The restaurant menu looks like everything comes out of the freezer (and they are still promoting their festive menu).

Absolutely laughable.

I mean it's a live stream because they have an *entire category* of rooms with no windows, which is something I've never heard of from any hotel that might conceivably want to turn a profit at some point in the next millenium.

Knowing them, they'll pipe in a live stream of the Taj Mahal and the Hanging Gardens of Babylon then claim to bewildered guests that "they're just around the corner" but rather meaning the shell of Gorgie Farm and whatever Robbo's pub is these days.

The Jambos confirmed plans to open their hotel on the second floor of their main stand and that's set to come to fruition in February. Ms Budge revealed an initial £1million will be brought in on an initial scale but they expect a heftier profit down the line.

Honestly, what universe does she live in?

Total income for a year might - might - hit £1m. But obviously that’s not all profit: energy, wages, laundry bills etc all need covering.

Say, £150 average a night x approx 25 rooms x 365 (so full occupancy every night of the year for every room) =£1368750, not even 1.5 million, add on food, drink, it might get to 1.75 million, best case scenario is approx. 250k profit but more likely to be closer to 5% than the 15% this figure is based on and of course its not going to be full.....it doesn't have any windows in half the rooms.......

As you say, very much a best case scenario.

Rooms are listed from around £100 - average rate may be higher but how much can you really charge for a windowless cabin in Gorgie?

Assuming a 100% occupancy rate would be madness, but then I suppose it will be a bucket list item for their 400,000 fans…

As you say, very much a best case scenario.

Rooms are listed from around £100 - average rate may be higher but how much can you really charge for a windowless cabin in Gorgie?

Assuming a 100% occupancy rate would be madness, but then I suppose it will be a bucket list item for their 400,000 fans…

Seriously though occupancy will fall of a cliff once supporters have had their novelty stay and they are reliant on the market, the core business of the hotel trade is lost on some jambos who asked on KB if their euro opponents would get exclusive use.
also the cost of replacing the fan stay stolen robes and slippers will be crippling too.

It must be like the dirtiest Blackpool guesthouse in there: the rooms stink and the bedsheets have stains on them that make you run out into the corridor screaming. The en-suite has a toilet like the one in Trainspotting. They tell tourists that’s the authentic Edinburgh look for the cludgie. It will be on the next series of Hotel Inspector, whereby she will tell Budge it needs bulldozing.

Opening weekend and not even sold out. Sold out for 1st night on Saturday but still a room available on Sunday. Doesn't bode well. Thought they'd do well to start with due to novelty factor but not so sure now.

I was involved with large, multiple occupancy, new build properties with an old job. The real fun starts when everyone turns their showers on in the morning, and all the push fittings that weren't pushed properly go pop! That's always lots of fun! Here's hoping.

They hadn’t even got that far when I inspected it two weeks ago 👍 they’re only opening half of it initially 👍 typical Hearts - half arsed effort and looks garbage inside regardless 👍makes the Britannia look high end 👍

I look forward to the Trip Advisor reviews. Punters aren't shy about voicing their opinions. Also, given modern insulation requirements for new builds etc, what happens in these windowless rooms when we hit one of our increasing heatwaves? I hope they have good aircon or those rooms will be uninhabitable. And that's before we get to the issue of how you air out a windowless room when one or two punters have been farting and breathing out alcohol all night and you have a two hour turnaround.

So much to look forward to as it all unfolds. :hyper

Only opening half and they've not even sold out the opening weekend. 😂 And they think it's going to make them a million profit every year, or is it turnover? They don't seem to know which it is as Budge's gaslighting works on them every time.

£710 quid bloody hell. The Sheraton is £404 and Waldorf Astoria is £689 for same period.

£710 to stay in a half finished building site contained with a 70’s style monstrosity with no windows. But no wait the deal clincher…… a loan of GHD straighteners. That’ll definitely be a game changer.

Edit: for those looking in I’m so jealous I’m going to miss out on this opportunity.

Senior surveyor at the council who signs off happens to be a Jambo too 🤔 have to say though, he’s an absolute gentleman, good laugh, and a really really decent guy👍

Makes you wonder though 😂

They’ll increase revenue with the new hospitality and conferencing but Hibs will do likewise with the FF refit which sounds amazing.

I can see how for small conferences it may work hand in hand with their F&B operation, but as a guest/holiday hotel I think they'll struggle. The no windows thing is so bizarre, and people booking won't check that stuff, so cue lots of disgruntled punters (who will be written off as bitter hibbies etc) hitting the review sites to voice their displeasure. I for one cannot wait!

Nah, I don't believe you at all. Sooks, the kickback finance expert with the inside track on Bill Foley just so happens to also be an expert in hotel finance and he says they are going to make at least 1.5 mil a year.

I would not feel safe staying in that place even if it does get finished. Bearing in mind the absolute shambles that their unfinished main stand is and that its health and safety certificate was rushed through at the last minute when it clearly shouldn't have been awarded. Stadium powercuts, a malfunctioning fire alarm, Police Scotland having to contact the council about significant coners over fan safety in the stand weeks after it had been unveiled etc. No thanks. I can only assume whoever signed off on the stadium's health and safety certificate was a Hearts fan, someone put under major pressure from the club or both.

I’ll be honest - I do think that’s a bit petty. There will be people working in the hotel who put a bit of pride into their work and it’s disheartening to see something being wrecked for that.

You can tailor your reviews on TA, I mean, you could give the staff full marks but the amenities themselves slightly fewer stars lol

Yeah, I wouldn't bother. I think the actual guests will do the job well enough. 😁

Seriously, that report looks like a complete psstake and the photos make it look like the dullest, most boring hotel in the city.

All the finishes look budget and certainly no interior designer would put their name to something with as banal a scheme as that.

As someone above suggested, it looks like the person who forgot to order the seats was given the task of pulling together this one.

Is it? Depends on how much they have spent on it up to now. If it's anything like the main stand it'll be double what the budget was so don't be surprised if it is pushing 8 figures.

How much profit a year will they likely make? The novelty value won't last. It wan't even sold out last night, their 2nd night, so arguably it only lasted 1 day.

What we can be sure of is that Budge will claim it a success and talk only in terms of revenue but no mention of actual bottom line profit, which will be impossible to determine from their accounts as it will be in alongside the rest of the income and costs.
