Never owned property in Scotland so am quite unsure about how it works.

I know that the Scottish system works on an "offers over" basis. I've just seen something I like that has an asking price for "offers around". Can anyone please tell me what is expected in this case?

Not an expert by any means but I think an offer close to asking amount be it below or over will be considered

This has become more and more common recently and I think it's too tempt people in to view the property as obviously it's tough times selling a house at the moment

Could be wrong mind

Pretty much understood that Matty, thanks. If I put in an offer below the published price and have it rejected, does that then mean I'm out of the frame altogether?

No - you can make as many offers as you like, below, at or above the price being advertised. You can make an offer which is under the asking price even if it's quoted as a fixed price. It is generally a buyer's market just now so offers under the advertised price are pretty common. You'll probably also want to use a solicitor for the purchase and they should be able to give you advice on what to bid, taking into account e.g. other recent transactions in the same area.

Even if you are considering buying a brand new house you can still offer the builders less than they are asking and see what they say.

Might not be as tough as we all think, my neighbour (west Edinburgh) put there house on the market 2 weeks past, an offers over price, as soon as it was in the ESPC someone called to view it before the official viewing times, they submitted a price over the stated price(not privy to how much over) and was accepted.
House is as good as sold 2 days after going on the market! Compare that with my mate through in Livingston, house went on the market October 2010, dropped the price every few months until he eventually sold it last month!

Almost the exact same thing happened to my partners parents when they sold their house in the west of Edinburgh...oddly enough two weeks ago! They got the house valued, stuck it "offers around" the valuation and it was sold within a couple of days for the valuation figure. I think good houses will always go but the longer a house is on the market the harder to shift it becomes without dropping the price. People think "why has this house been up for sale for so long and why has nobody bought it...there must be something wrong with it".

Saying that I've been house-hunting recently and some people just don't help themselves. I was told at one viewing that there was no "for sale" sign outside because youngsters keep knocking it down. Ermm, we'll call you:aok:

There's definatley people willing to buy and if your fortunate to be in a good area I don't think its any harder selling as it was 3/4 years ago, there's lots of flats around me been up for sale for ages prices coming down all the time ,different selling agents nothing seems to shift them (so I'm stuck anyway) also my dad and uncles have been trying to shift a property in Dalgety bay for nearly 2 years now Finding it near impossible to sell it (nuclear waste found on the beach hasn't helped mind)
