i'm currently in the process of putting my flat on the market so need a home report.
i know some firms do deals to lure in customers so wondering if any .netters have recently purchased one.
after a quick google search i came across this firm.

they are a lot cheaper than most so the sceptic in me is trying to establish why they are so cheap!!

Dunno but I'm doing the same and need a cheap one as I'm having to fork out £250 per hour for q bloody solicitor. Gits.

Strange one. I've always agreed fees up front when I've sold houses and one of those included major problems with title deeds not being transferred properly by previous solicitors.

Home Reports are, by and large, a ridiculous waste of time.
Basically, the cheaper you can get one the better. There is very little that the surveyor can do wrong in terms of the quality of the report as the information required is so basic.
Even if the report is of poor quality, it is not your responsibility as long as it was prepared by a qualified surveyor. You obviously don't want anything in the report that is inaccurate that would affect the saleability of the property, but that's unlikely to happen, as the surveyor is essentially looking to please the person paying for their services (i.e. you) so even if something is incorrectly included, they are normally very quick to remedy it.
One thing to watch out for is that some companies offer to complete the Property Questionnaire section on your behalf. They will charge for this but you can easily do this yourself. Even if you need to make some enquiries to obtain the answers to some of the questions, you can do this cheaper yourself than they will do for you. Your selling agent may even provide the required information free of charge.
Also remember that your Home Report must be dated within 3 months when the house is put on the market. I know it sounds like a long time but I've seen examples of people getting a home report expecting to market a property straight away, but then taking months to complete renovations prior to actually doing so.

Maybe there are major problems with title deeds which has led to W67's current location as per his profile. :wink:

They are pretty useless, my house was on the market that long that i had to get it refreshed which just cost even more money.
When i was buying most lenders wouldnt even recognise the home report and part of them giving you a mortgage was a fee you had to pay for them to send there own surveyor to value the property.
I ended up getting a mortgage with HBOS and they used the home report from the house i bought but only because it was less than 3 months old.
They are a ridiculous expense considering most lenders want to do there own survey too, total farce and they should just be binned.
I was looking at a house for sale by slater hogg, parent company is countrywide. I got the home report and sent it to my solicitor who had some reservations about the valuation, he done some digging and found out that the surveyors parent company was also countrywide. If the lenders find out something like that then its really not worth the paper its written on!
