View Full Version : When do I need to get planning permission?

I am in the process of refurbishing a flat and I want to knock down a wall so I can enlarge the kitchen area at the expense of a walk in cupboard.
It will need 2 or 3 new joists as it is a supporting wall, but the contractor has told me that I don't need to get formal planning permission.
Is this correct?

You would only (possibly) require permission from the planners if it's a Listed Building (ie. Listed Building Consent) - I think you can check on the Council's website if the building is listed or not.
In any case, you should get a Building Warrant and subsequent completion certificate. If not you could have problems if you try to sell the flat.

if its a load bearing wall you are removing then building control may ask for structural engineers detail & calculations or an SER certificate as you will need to support whatever the wall was supporting.
